Room Rates and Reservation Policy

Our check in policy is arrival between 4 p.m.-6 p.m, if you wish to come earlier or stay later, we will work with that, providing rooms are available. Our check out policy is 3pm, this is negotiable depending number of guests.

RATES
All reservations require a deposit of 50% of total cost of room.  Rates for weekend and holidays are 80.00/night/person and 72.00/night/weekdays/person (except Friday).  This is for single room accommodations. Dorm room accommodations for groups of 4-5 are 250.00/weekend night and 235.00/weekday night.   Bathrooms are shared.  Full house rates (i.e. renting the whole cottage for your event):  Fri/Sat is 1,098.00 weekend which includes a 100.00 cleanup fee.  The cottage accommodates about 8.  There are also room for 2 tents on the lawn at 35.00/weekend/tent. No more than 3 persons per tent.     Weekends require a two day stay minimum.  If you stay for only one of those days we charge a surcharge of 75% of the nightly rate. 

Room rates do not include Va Sales Tax (5.0%) or Botetourt Cty Lodging Tax.  This will be added to the final bill. 

All "no shows" or cancellations the day of reservation are the responsibility of the guest and full payment, the 50% deposit and the balance due will be charged to the guest.

We require a two-week notice for full refund of deposit. Under two-weeks, forfeits your deposit.

The cancellation period for group bookings, two or more rooms, is 45 days.

Inclement weather at the Retreat or your point of origin does not constitute exceptions to the cancellation policy.

Please leave your pets at home.  They might interfere with and upset farm animals.
